Two warranties protect your roof: how it was installed, and what it is made of. Most roofers only mention the second. We put both in writing.
What does the Summit & Oak warranty cover?
Your roof is protected by two layers. Our written 25-year workmanship warranty covers how the roof was installed, the flashing, seals, and details where most leaks actually start, and it transfers to the next owner when you sell. On top of that, because we install complete systems as a GAF Master Elite contractor, the shingles and components carry the manufacturer's strongest, non-prorated coverage. We register both for you, so the protection is on record from day one.
Our own written guarantee on how the roof was installed — the part most warranties leave out.
- Leaks caused by installation, not just material defects
- Flashing, valleys, and penetration details we sealed
- Workmanship on tear-off, decking, underlayment, and ventilation
- Transfers to the next owner when you sell the home
Because we install complete, certified systems as a GAF Master Elite contractor, the shingles and components carry the manufacturer's strongest coverage.
- Manufacturing defects in shingles and system components
- Enhanced non-prorated coverage available only through certified contractors
- Coverage on the full system — underlayment, starter, ridge cap, and shingles
- One transfer to a subsequent owner (registered for you at install)

A manufacturer warranty covers defects in the shingles and roofing components. A workmanship warranty covers how the roof was installed — the flashing, the seals, and the details where most leaks actually start. Many roofs fail at the workmanship, not the material, so both matter. Summit & Oak backs the installation with a written 25-year workmanship warranty and registers the manufacturer system warranty on top of it.
Yes. Our 25-year workmanship warranty transfers to the new owner when you sell, and the manufacturer system warranty allows one transfer that we register at installation. A transferable warranty is a real resale-value signal, so keep your documentation with the home's records.
The most common warranty-killers are an unpermitted install, layering a new roof over an old one instead of tearing off, poor attic ventilation, and unqualified repairs or alterations after the fact. We pull the permit, tear off to the deck, correct the ventilation, and document the system so your coverage stays intact. Always have warranty work done by a certified contractor.
Yes, and we handle it for you. The enhanced, non-prorated manufacturer coverage is only available when a certified contractor registers the complete system after installation. Our client-care lead files that registration and gives you the confirmation for your records.
Start with a free, documented inspection. We will show you exactly what your warranty protects.
“Hail took out half the neighborhood. Summit & Oak had photos in my inbox that same afternoon and met my adjuster on the roof a few days later. New roo…”
