Tile is a roof you buy once for the life of the house. Clay and concrete tiles resist fire, shrug off sun and rot, and routinely outlast a mortgage, which is why so much of the Mediterranean and the American Southwest is roofed in them. Tile roofing, clay or concrete, is one of the longest-lasting materials there is, routinely lasting 50 to 100 years with a Class A fire rating and excellent heat tolerance. Before tile is even an aesthetic decision, it is a structural one. A tile roof can weigh three to four times what an asphalt roof does, so the framing has to be confirmed to carry it, and older homes often need reinforcement. If the home cannot carry clay, a synthetic composite that mimics tile at a fraction of the weight is often the smarter path.
