Tile is a roof you buy once for the life of the house. Clay and concrete tiles resist fire, shrug off sun and rot, and routinely outlast a mortgage, which is why so much of the Mediterranean and the American Southwest is roofed in them. In the Triangle tile is a specialty choice rather than a default, partly because of climate fit and mostly because of weight, tile is heavy enough that the structure has to be confirmed before it goes on. For the right home and the right architecture, though, nothing else delivers tile's combination of permanence and character.

Before tile is even an aesthetic decision, it is a structural one. A tile roof can weigh three to four times what an asphalt roof does, so the framing has to be confirmed to carry it, and older homes often need reinforcement.
